Our expertise which has been gained from selling hundreds of properties has enabled Salobrena Villas to accumulate a great deal of knowledge about individual properties and the residential areas where they are situated. Unlike in some other countries where lawyers make searches that reveal information regarding where new roads are to be built, planning issues that might affect the property being purchased, problems with local services etc. no similar searches exist with the Spanish property transfer (conveyancing) system so someone needs to be able to inform prospective purchasers of any issues that may not be apparent from a simple inspection of the properties. We put ourselves in the position of advising buyers of these important "search issues" and so far not one of the buyers involved in any of our 300 plus transactions has come back to us after their purchase with a significant problem that they were unaware of at the time of purchase.
Our intimate knowledge of this area includes knowing where there were problems during the severe winter of 1996/97 when, due to ground movement following unusually heavy rains, damage occurred to some properties all along the south coast of Spain. Not something known to most other local estate agents who were not around at the time and unlikely to show up on a survey today but it is rather important to be assured that the property you are considering is not one of those with a history of movement or one that has since been built on land that was shown to be unstable at that time.

We are located at the foot of Monte de los Almendros within a few minutes drive of most of the properties and if we cannot sort out the problem on the spot we will be able to advise who can be relied upon to do so.
